Rental, Roommate and Sublease Agreements for Healthcare Assignments
Travel nursing, locum tenens, allied-health assignments, residencies, fellowships and clinical rotations can all create short-term housing needs. Match the document to the actual housing relationship, keep the rental term separate from the employment or training contract, and verify the property's state and local rules.
Choose the housing arrangement
What agreement fits furnished or temporary housing?
Start with the housing relationship, not the furniture or assignment length. If the renter contracts directly with the owner or authorized landlord, use the direct lease structure that actually matches the tenancy. If an existing tenant remains responsible under a master lease and rents all or part of the home to someone else, use the appropriate sublease workflow and review any consent requirement. A roommate agreement can document shared costs and house rules, but it does not replace the landlord-facing lease or a true sublease.
“Furnished” describes what is included, not who the landlord is. Record furniture and condition, utilities, parking, keys or access devices, payment and deposit terms, occupancy dates, extension procedures and move-out expectations. Keep employment, internship, rotation, school or project dates as context unless the housing agreement itself makes those dates operative.
Consent, classification, notice and termination consequences can differ by the signed lease, housing program, property type and jurisdiction. Use current official authority before treating a document choice as legally sufficient.

Current travel-nurse demand signal
Becker's Hospital Review published Aya Healthcare network data on August 26, 2026. The snapshot showed 8,186 open travel-nursing positions quarter-to-date as of August 20, 2026, compared with 6,005 in Q2 2026—about a 36.3% increase. Aya-network openings are a current staffing-demand signal, not a count of renters and not the entire U.S. travel-nursing market.
- California: 665 Aya-network openings
- Ohio: 504 Aya-network openings
- North Carolina: 452 Aya-network openings
- Texas: 422 Aya-network openings
- Missouri: 397 Aya-network openings
- New York: 313 Aya-network openings
- Tennessee: 260 Aya-network openings
- Colorado: 259 Aya-network openings
- Virginia: 244 Aya-network openings
- New Mexico: 227 Aya-network openings

Medical residency and fellowship housing signal
The AAMC 2025 Report on Residents records 163,189 active residents and reports that the active-resident count has increased by roughly 4,000 per year since the 2019 report. AAMC active-resident counts measure physicians in graduate medical education, not renters, housing searches or short-term housing demand. They are used here only as a national audience-size signal for residency and fellowship housing guidance.
For housing discovery, this supports maintaining dedicated lease, roommate, furnished, temporary and month-to-month paths for residents and fellows while keeping program schedules separate from tenancy obligations.
Locum tenens mobility signal
CHG Healthcare's 2025 State of Locum Tenens report estimates 55,872 physicians were currently working locum tenens in its May 2024 survey basis. Locum tenens also appeared in 16.4% of physician searches in 2024. CHG staffing and clinician-participation figures are national workforce signals, not housing-search or rental-demand counts. They are used only to support a mobile-clinician housing-document audience.
For housing discovery, the useful paths are the ones that match the real arrangement: a furnished sublease, temporary sublease, month-to-month agreement or direct residential lease, with landlord consent reviewed whenever a master lease restricts subletting.
Broader healthcare workforce footprint
BLS reports about 3,500,000 registered-nurse jobs in 2025 and projects about 180,800 RN openings per year over 2025–2035. BLS May 2024 state occupational-employment data also shows large RN workforces in California, Texas, Florida, New York, Pennsylvania, Illinois, Ohio, North Carolina. Allied-health employment is substantial across large markets including California, Texas, Florida, New York, Pennsylvania, Illinois, Ohio, Michigan. Workforce size is not the same as travel-contract or housing demand, but it supports maintaining useful national short-term housing agreement paths.
Nationwide and multilingual next steps
Use the rental property's location—not the hospital, staffing company, school or worker's home state—to review governing rental rules. For multilingual households, use substantive translated document pages where available rather than a thin language-only city page.
