RENTAL AGREEMENTS FOR MEDICAL RESIDENTS AND FELLOWS

Rental Agreements for Medical Residents and Fellows

Residency, fellowship and clinical rotations can create demanding schedules, shared housing and fixed transition dates.

Recommended lease, roommate and sublease paths

What to put in writing

  • Rotation or program dates
  • Parking and overnight-shift access
  • Utilities and shared household costs
  • Roommate quiet hours and guest rules
  • Lease and landlord-consent restrictions

Timing and legal review

Match the written term to the actual housing arrangement and avoid promising an early exit unless the agreement and applicable law permit it.

General information only, not legal advice. Verify the master lease, property rules, landlord consent requirements, and current state and local law before signing or accepting payment.

Healthcare assignment housing

Travel contracts, rotations and hospital schedules can change. Keep the rental agreement’s occupancy dates, payment obligations, notice terms and extension process clear even when the work assignment changes.

Current national healthcare-housing demand signals

As of August 20, 2026, Aya-network data reported by Becker's showed 8,186 open travel-nursing positions quarter-to-date. The leading states in that snapshot were California (665), Ohio (504), North Carolina (452), Texas (422), Missouri (397). Aya-network openings are a current staffing-demand signal, not a count of renters and not the entire U.S. travel-nursing market.

BLS reports about 3,500,000 RN jobs in 2025 and projects 180,800 openings per year over 2025–2035. State employment data for May 2024 also shows the largest RN workforces in California, Texas, Florida, New York, Pennsylvania, Illinois. These workforce measures support national discovery but do not measure rental demand directly.

National residency and fellowship audience signal

The AAMC 2025 Report on Residents records 163,189 active residents, with the active-resident count increasing by roughly 4,000 each year since the 2019 report. AAMC active-resident counts measure physicians in graduate medical education, not renters, housing searches or short-term housing demand. They are used here only as a national audience-size signal for residency and fellowship housing guidance.

This supports a national housing-document path for residents and fellows without assuming every trainee moves, rents off campus or needs short-term housing.

Nationwide and multilingual resources

Use the property’s state and locality—not the worker’s employer, school or home state—to review the rental rules that may apply.
