A temporary special can become structural

Realtor.com's August 2026 analysis says 5.1% of rental communities managed by institutional landlords had offered concessions continuously for the prior 12 months. In some markets the share was substantially higher.

Ask what the concession is accomplishing

Track lead volume, tours, applications, leases, renewal outcomes and vacancy duration before assuming the incentive is working. A standing special that does not improve conversion may simply hide another problem.

Compare concession versus base-rent strategy

Free rent can preserve advertised base rent while reducing first-term effective cost. Lowering base rent changes a different part of the economics. Local rent regulation and renewal rules can affect the long-term implications, so verify the jurisdiction before choosing a strategy.

Keep the resident file clean

If an incentive becomes routine, standardize approval, documentation and ledger treatment so residents with the same approved offer are not handled inconsistently.
