Start with the administering PHA

Obtain the current PHA instructions, form, submission channel and timing for the property rather than borrowing another authority's process.

Operational guidance is not a substitute for the law, lease, housing-program rules or company policy that applies to a specific property. Verify consequential decisions before acting.

Check lease and local rent law

PHA review does not replace state/local rent-control, notice or lease requirements.

Prepare requested documentation

Use the local PHA's current checklist. The authority controls what documentation is required.

Expect rent-reasonableness review

An increase is not guaranteed merely because a payment standard or FMR rose.

Do not promise an unapproved result

Communicate accurately about what was requested and what remains subject to PHA review. Preserve the final determination.

Continue your check

Use the state directory for current jurisdiction-specific rules, calculate the proposed increase, then prepare the appropriate rental document only after the legal-rule checks are complete.
