Build a control list

Inventory units, residents, vacancies, leases, deposits, balances, concessions, notices, active maintenance, access and unresolved resident issues.

Operational guidance is not a substitute for the law, lease, housing-program rules or company policy that applies to a specific property. Verify consequential decisions before acting.

Reconcile money before handoff

Compare ledgers, deposit records, unapplied funds and payment arrangements to accounting records. Flag unexplained balances.

Transfer active obligations

Identify promised repairs, accommodations, inspections, renewals, legal deadlines and voucher/HAP matters requiring follow-up.

Control access

Inventory keys, fobs, vendor access and business-system accounts. Transfer or revoke access deliberately without exposing passwords.

Communicate accurately

Use required notices and accurate contact/payment instructions. Management changes do not automatically rewrite existing lease rights.

Continue your check

Use the state directory for current jurisdiction-specific rules, calculate the proposed increase, then prepare the appropriate rental document only after the legal-rule checks are complete.
