Louisiana's Attorney General explains that a lease controls its stated terms during a fixed term. If lease duration is not stated, the tenancy is presumed month-to-month, and either party may change lease terms with ten days' written notice before the end of the month; the guide specifically identifies changes to the amount of rent as lease-term alterations. Civil Code Article 2720 separately governs expiration of fixed-term leases, Article 2723 makes qualifying reconducted nonagricultural leases month-to-month, and Articles 2728–2729 govern written termination notice for indeterminate residential leases. Max Rental Tools does not configure a general statewide percentage cap from the authoritative statewide framework reviewed and keeps automated notice generation gated because the ten-day rent-change guidance is tenancy-specific and Article 2728 is a termination provision rather than a universal rent-increase statute.
