Kansas does not impose a general statewide percentage cap on ordinary private residential rent increases, and 2026 Kansas Statutes § 12-16,120 prohibits political subdivisions from controlling the amount of rent charged for privately owned residential property, subject to listed public-ownership and voluntary-incentive exceptions. Section 58-2545 makes rent and term part of the rental agreement and defaults most non-definite ordinary tenancies to month-to-month. Section 58-2570 supplies 30 days for terminating a month-to-month tenancy, but it is a termination statute rather than a universal standalone rent-increase notice rule. Section 58-2572 separately restricts retaliatory rent increases after specified protected tenant activity. Covered mobile-home park space increases use a distinct § 58-25,109 rule requiring at least 60 days' written notice and preventing the increase from taking effect before expiration of the existing agreement, renewal, or extension.
