Idaho does not impose a general statewide percentage cap on ordinary private residential rent increases. The Idaho Attorney General's July 2026 Landlord and Tenant Manual states that a landlord must provide written notice of a rent increase or change in fees, fines, assessments, interest, or other costs at least 30 days before the increase becomes effective. The current manual identifies Idaho Code § 55-304 as the lease-term-change and notice provision after the 2025 chapter reorganization. Manufactured-home park tenancies use separate rules: ordinary park rent increases generally require 90 days' written notice, while qualifying tax, utility, or service-fee adjustments can follow a 30-day lease-based path. Review the signed lease and property type before serving an increase.
