Wisconsin DATCP confirms there is no state law limiting the amount of an ordinary private residential rent increase. DATCP's May 2026 Consumer Protection facilitator guide says a landlord may raise rent in an ordinary month-to-month tenancy with as little as 28 days' notice and says a one-year lease protects the stated rent during the lease term. Wis. Stat. § 704.19 separately governs termination of periodic tenancies and must not be relabeled as a standalone universal rent-increase statute. Section 66.1015 generally preempts local rent or fee regulation with listed exceptions, and § 704.45 separately restricts retaliatory increases. Manufactured-home community sites use a separate § 710.15 / ATCP 125 framework, including 28-day renewal-change notice under ATCP 125.05 and a conditional 60-calendar-day actual-dollar notice for qualifying three-year-or-longer CPI formula agreements under ATCP 125.03.
