West Virginia's current ordinary Landlord and Tenant article governs lease and rent relationships, but the official Article 6 framework reviewed does not supply a general statewide numerical rent-increase ceiling. Section 37-6-5 governs notice to terminate periodic tenancies: it uses three months for year-to-year termination and one full rental period for shorter periodic tenancies, subject to a special agreement, but those are termination rules rather than a standalone universal rent-increase notice schedule. Factory-built home sites use a separate Article 15 framework requiring a written agreement that states the tenancy terms and rent, adding special termination protections and prohibiting specified retaliatory selective rent increases after protected tenant activity.
