Virginia does not use one general statewide percentage cap for ordinary private rentals. Through June 30, 2027, Va. Code § 55.1-1204(K) requires certain landlords who own more than four rental dwelling units to give at least 60 days' written notice before the end of the rental term when increasing rent for a subsequent term covered by a renewal option or automatic-renewal provision. Separately, § 55.1-1253(D) provides a 30-day timing rule for a holdover or month-to-month tenancy after a rental agreement ends when the landlord consents to continued occupancy and no new agreement is entered. Beginning July 1, 2027, the § 55.1-1204(K) renewal-increase notice changes to at least 90 days and adds a renewal-decision deadline.
