Iowa does not impose a general statewide percentage cap on ordinary private residential rent increases and prohibits cities and counties from imposing rent-control limits on private property. Iowa Code § 562A.13(5) requires written notice of an ordinary residential rent increase at least 30 days before its effective date, and the increase cannot take effect before the original rental agreement or any renewal or extension expires. Manufactured-home community and mobile-home park space rentals use a separate Chapter 562B framework: § 562B.14(7) generally requires at least 90 days' written notice and likewise prevents the increase from taking effect before the original agreement, renewal, or extension expires. Confirm the property type before relying on the ordinary 30-day path.
