Wyoming rent increase rule

Wyoming's current Residential Rental Property article defines a rental agreement as a written or oral agreement that establishes or modifies the terms governing use and occupancy, but the official Article 12 framework reviewed does not supply one universal standalone ordinary-residential rent-increase notice period or a general statewide numerical percentage ceiling. Section 1-21-1003's three-day notice belongs to the forcible-entry-or-detainer process and must not be relabeled as a rent-increase notice. Sections 34-2-128 and 34-2-129 separately provide that an expired lease is not impliedly renewed by holdover or acceptance of rent and that renewal requires an express written contract signed by the parties. Article 12's residential-rental-unit definition expressly excludes a mobile-home lot and recreational property rented on an occasional basis.
