New York does not use one statewide percentage cap or one universal rent-increase notice period for every rental. For a non-rent-regulated renewal with an increase of 5% or more, Real Property Law § 226-c generally requires 30, 60, or 90 days' advance written notice based on the longer of occupancy or lease term.
