Mississippi does not configure a general statewide percentage cap for ordinary private residential rent increases from the authoritative framework reviewed. Mississippi's municipal and county home-rule limits restrict, absent prior legislative approval or another specific authorization, local regulation of the amount of rent charged for private residential property in which the local government has no property interest. Section 89-8-19 supplies 30 days to terminate a month-to-month tenancy and seven days to terminate a week-to-week tenancy, but it is a termination statute rather than a standalone universal rent-increase notice rule. Section 89-8-17 says a definite-term rental agreement expires on its stated date and permits a landlord to demand an increase after expiration subject to its anti-retaliation condition.
