Regra estadual
Kansas does not impose a general statewide percentage cap on ordinary private residential rent increases, and 2026 Kansas Statutes § 12-16,120 prohibits political subdivisions from controlling the amount of rent charged for privately owned residential property, subject to listed public-ownership and voluntary-incentive exceptions. Section 58-2545 makes rent and term part of the rental agreement and defaults most non-definite ordinary tenancies to month-to-month. Section 58-2570 supplies 30 days for terminating a month-to-month tenancy, but it is a termination statute rather than a universal standalone rent-increase notice rule. Section 58-2572 separately restricts retaliatory rent increases after specified protected tenant activity. Covered mobile-home park space increases use a distinct § 58-25,109 rule requiring at least 60 days' written notice and preventing the increase from taking effect before expiration of the existing agreement, renewal, or extension. Max Rental Tools therefore keeps automated Kansas notice timing gated until tenancy, lease and property type are confirmed.
