Colorado limits ordinary residential rent increases to no more than once in any 12-month period of consecutive occupancy, regardless of whether the tenancy is fixed-term, month-to-month, indefinite, written, or unwritten. The 60-day written rent-increase notice rule in § 38-12-701 applies specifically when there is no written residential rental agreement, so Max Rental Tools does not treat 60 days as a universal automated notice period for written leases. Colorado also prohibits counties and municipalities from imposing rent control on private residential property, subject to statutory affordable-housing exceptions. Mobile-home park lots follow a separate 60-day written-notice rule plus park-registration/compliance conditions under § 38-12-204. Automated ordinary-residential rent-increase notice generation therefore remains gated until tenancy and property type are confirmed.
