Arizona does not impose a general statewide percentage cap on ordinary private residential rent increases, and state law preempts municipal residential rent control. For an ordinary month-to-month tenancy, Arizona Attorney General guidance states that a landlord must give written notice at least 30 days before the rent due date on which an increase takes effect; a fixed-term lease generally controls the rent until the term ends. Mobile-home park tenancies and qualifying long-term recreational-vehicle rental spaces use separate Arizona statutes and should not be evaluated under the ordinary 30-day answer.
