The Uniform Residential Landlord and Tenant Act is county-based rather than statewide; within its applicable framework, § 66-28-201 keeps rent and term within the rental agreement and § 66-28-512(b)'s 30-day month-to-month period governs termination rather than a standalone universal rent-increase deadline. Tennessee Housing Development Agency Housing Choice Voucher guidance uses a separate owner-request process, including a current FAQ stating that rent-increase requests must be submitted 60 days before the initial-lease anniversary and remain subject to rent reasonableness and participant acceptance.
