Michigan does not configure a fixed statewide percentage ceiling for ordinary private residential rent increases. The Michigan Judicial Institute states that, as a general rule, rent amount is not capped, while also identifying the Michigan Consumer Protection Act restriction on rent grossly in excess of comparable housing and explaining that an outstanding fixed-term lease binds the landlord during its term. MCL 123.411 generally prohibits local governments from controlling the amount of private residential rent. MCL 554.633(1)(l) separately allows only specified lease-authorized adjustments on at least 30 days' written notice, including stated operating-cost increases; that narrow exception is not a universal rent-increase rule. MCL 554.134 governs tenancy termination rather than creating a standalone universal rent-increase deadline. MSHDA Housing Choice Voucher landlords use a distinct program path requiring the rent-increase request to reach both the Housing Agent and tenant at least 60 days before the requested effective date after the initial lease term.
