Oklahoma does not configure a general statewide percentage cap for ordinary private residential rent increases from the authoritative framework reviewed. Title 11 § 14-101.1 prohibits municipal governing bodies from regulating the amount of rent charged for privately owned single-family or multiple-unit residential rental property, while preserving municipal/public property, subsidized-rental agreements and Community Development Block Grant exceptions. Title 41 § 109 keeps rent tied to the parties' agreement, § 110 generally defaults a covered non-definite tenancy to month-to-month except for its weekly roomer/boarder branch, and § 111 supplies at least 30 days to terminate a month-to-month tenancy or tenancy at will. Section 111 is a termination statute rather than a standalone universal rent-increase notice rule. Oklahoma Housing Finance Agency Housing Choice Voucher guidance separately returns rent-increase requests submitted less than 60 days or more than 120 days before the requested effective date and requests made during the initial contract term or a renewed lease term.
