Illinois does not impose a general statewide percentage cap on ordinary private-market residential rent increases, and 50 ILCS 825/5 bars units of local government from controlling the amount of rent charged for private residential or commercial property, while preserving control of residential property in which the local government has a property interest. Current Illinois Attorney General guidance states that rent cannot be raised during a fixed-term lease before the lease expires. The ordinary statewide materials reviewed do not establish one universal standalone rent-increase notice period for every residential tenancy, so Max Rental Tools keeps automated Illinois notice timing review-gated rather than converting termination-notice rules into a universal increase deadline. Chicago has separate local Fair Notice timing rules, and mobile-home park leases use a distinct 765 ILCS 745/9 rule requiring 90 days' notice before a renewal rent increase. The Landlord Retaliation Act, 765 ILCS 721/5, separately prohibits specified retaliatory rent increases after protected tenant activity.
