Separate the categories

Present base rent, mandatory recurring charges, optional services, one-time charges and refundable deposits distinctly rather than collapsing everything into a vague monthly estimate.

Operational guidance is not a substitute for the law, lease, housing-program rules or company policy that applies to a specific property. Verify consequential decisions before acting.

Keep advertised and quoted costs aligned

If a listing, chatbot and leasing agent describe different costs, prospects lose trust and staff spend time correcting expectations.

Explain concessions against the real price

Show what the promotion changes and what it does not change. Keep the contractual base rent clear.

Verify jurisdiction requirements

Fee disclosure and permissible-charge rules vary. Use current state/local law for the property before creating or communicating a charge.

Continue your check

Use the state directory for current jurisdiction-specific rules, calculate the proposed increase, then prepare the appropriate rental document only after the legal-rule checks are complete.
