For a month-to-month tenancy, HRS § 521-21(d) requires written notice at least 45 consecutive days before a rent increase takes effect. For a tenancy less than month-to-month, § 521-21(e) requires at least 15 consecutive days' written notice. Those periodic-tenancy notice rules should not be automatically applied to a fixed-term lease; review the signed agreement and current Chapter 521 requirements before changing rent.
